Start Your Summer Build This October

There is a window open right now that many homeowners do not realise exists. October sits at a sweet spot in the building calendar, late enough that council approval pipelines have cleared from the mid-year rush, and early enough that a well-organised project can still get underway before Christmas. Once the holiday shutdown arrives, sites go quiet for weeks, subcontractors head off with their families, and any momentum you had carefully built simply evaporates. The homeowners who avoid that frustration are not the ones with the biggest budgets or the most flexible schedules. They are the ones who treated October as a decision month rather than a planning month, and who took a handful of concrete steps while others were still thinking things over.

The most practical place to start is site access. Before any builder can mobilise, your site needs to be reachable, and that means more than just an unlocked gate. Walk the boundary of your property and think about what a delivery truck or concrete pump would encounter. Overhanging branches within about 4 metres of the driveway edge can snag equipment and create delays on day one. If your access path narrows to less than 3 metres at any point, flag that now so your builder can plan around it. Temporary fencing, which is a standard requirement on most residential sites, also needs a clear perimeter to sit against. Spending an afternoon sorting these physical realities costs you nothing and saves your builder time they would otherwise charge for.

Council approvals are where October momentum matters most. Development applications in most Australian councils take anywhere from a few weeks to several months depending on complexity, and the Christmas period adds another layer of delay because assessment teams wind down just like everyone else. If you have not yet lodged your DA or applied for a building permit, doing so this week puts you ahead of the late-November wave of applicants who will all be chasing the same pre-Christmas start. If your approval is already in hand, take a close look at any conditions attached. Some councils require a soil erosion management plan or a construction traffic management notice before work begins. Your builder can help you interpret those conditions, but the earlier you surface them, the less scrambling happens later.

Neighbour communication is one of the most underestimated steps in the pre-construction process, and it is also one of the most rewarding when handled well. A quick knock on the door of your immediate neighbours, the ones on both sides and directly behind you, goes a long way toward building goodwill before any noise or dust arrives. Let them know roughly when work is expected to start, what the build involves, and how they can reach you if something bothers them. In many Australian states and territories, neighbourly notification is not just courteous, it is encouraged or even required under local planning frameworks, particularly where boundary works or tree removal are involved. Putting a brief note in writing and keeping a copy for yourself is a simple habit that protects everyone. Neighbours who feel informed tend to be far more patient when a concrete truck arrives at 7:00 am on a Tuesday morning.

At Markham Built, we work alongside our clients through every one of these steps because we know that a smooth start to a build does not happen by accident. It happens because someone made the right calls in the right order at the right time. When you come to us in October with your approvals close to ready and your site access sorted, we can focus entirely on delivering your home rather than untangling pre-construction logistics. That is a genuinely better experience for everyone involved.

What To Do Next

If a summer build is on your mind, the most valuable thing you can do today is have a conversation rather than wait until everything feels perfectly ready. Most of the preparation described above can happen in parallel, and knowing where you stand takes far less time than most people expect.

Reach out to Markham Built this week and walk us through where your project is sitting. We will help you identify which approvals need to move first, what your site access looks like in practical terms, and whether a pre-Christmas start is genuinely achievable for your situation. No pressure, just a clear picture of what the path forward looks like and what needs to happen to get there. Summer builds are won in October.
